Real estate investing is complex. While buying the right property at the right price is a good first step, it doesn’t automatically mean you’ll make a hefty profit once you rent it out or renovate it for the next buyer.
To increase your chances of a return on your investment, you need to make sure the home stands out, which means making sure it’s seen as valuable, beautiful and worthy of the price tag.
Not sure how to do that? Improving the property’s curb appeal is a great place to start.
- Update paint, siding and shutters. If the property has dull or faded exterior paint, broken siding or run-down shutters, then repaint, repair or replace them. These items play a huge role in first impressions.
- Invest in lighting. Update the front porch and garage lights, and consider installing solar lamps along the driveway or walkway. These keep the home looking great even after the sun goes down, plus they’re great for safety and security.
- Focus on landscaping. If the lawn is looking less than healthy, hire a landscaping crew to give it new life. They can also add shrubbery and perennials to beautify the yard.
- Clean up the driveway and sidewalks. If the driveway or sidewalk are cracked or broken, do repairs before listing the property. You can also pressure wash them to ensure they look like new.
- Install new hardware. A new door handle, kickplate and address numbers can go a long way in upgrading a home’s look.
- Wash the windows. If there’s dirt and grime built up behind the screens or on window panes, call in a pro to give them a thorough cleaning. You may be surprised at what a difference it can make.
